Our wonderful transaction coordinator will walk you through the steps from the time you accept an offer up to your settlement day. Depending on your contract terms and any contingencies elected, this time period could be anywhere from 14 days to 90 days+. Some potential contingencies that Buyer’s may have could be inspections, appraisal, mortgage financing, marketable title, homeowner’s association resale docs etc. We will make sure you are meeting every contractual obligation including scheduling and attending any required township inspections, ordering HOA resale docs, ordering your mortgage payoff, etc. We will be on top of the Buyer’s agent to make sure they are meeting their contractual obligations as well – handing in their earnest deposit(s), submitting their mortgage application and commitment, ordering their title search, etc.
If the buyer elects inspections and requests repairs or money towards repairs, we will walk you through that process and can help with obtaining estimates from contractors so that we can have all of the necessary info before making any decisions or agreeing to anything further.
We will provide a list of movers and packers and make sure you are able to pack up everything and move out in time for settlement. In addition to guiding you through the process, behind the scenes we are essentially playing the “middle man” between all parties involved (you, the Buyer(s) and their Realtor, their lender, the closing agent/title company) so that we can all be confident and on the same page throughout the entire transaction, getting us to settlement smoothly and on time!
