Offer Acceptance/Contract to Close

Our wonderful transaction coordinator will walk you through the steps from the time your offer is accepted up to your settlement day. Depending on your contract terms and any contingencies elected, this time period could be anywhere from 14 days to 90 days+. Some potential contingencies that you may have could be inspections, appraisal, mortgage financing, township inspection, marketable title, homeowner’s association resale docs etc. We will work with you to make sure you are meeting every contractual obligation including but not limited to your earnest deposit(s), scheduling inspections and reviewing reports, shopping for homeowner’s insurance, and obtaining estimates from contractors.

As we get closer to settlement, we will provide you with information regarding utilities and final details to ensure you are ready for move-in come your settlement day. We are essentially playing the “middle man” between all parties involved (you, the seller(s) and their Realtor, the lender, the closing agent/title company) so that we can all be confident and on the same page throughout the entire transaction, getting us to settlement smoothly and on time!
